Common questions
What does title insurance actually cover?
An owner's policy protects you against covered defects in the title that existed before you bought, such as undisclosed liens, errors in old deeds, or claims of ownership from the past. You pay the premium once and it protects you as long as you own the property.
Why use an attorney as the title agent?
Same policy, same general cost, but with a lawyer examining the title and able to advise you when questions come up. A title company can't tell you what to do when something looks off. I can, and I will.
Who pays for title insurance in Florida?
It's negotiable and varies by county custom. In many Florida counties the seller customarily pays for the owner's policy; in some, the buyer. Your contract controls, which is one more reason to have it reviewed before you sign.
